Terms of Use

These Terms of Use ("Terms") govern your use of https://liveinsingapore.pro ("the Site"), the English-language notebook and walk-booking pages run by Marcus Tan as Live In Singapore ("we", "us", "our"). The Site covers neighbourhood walks in Tiong Bahru, Marina Bay, Joo Chiat, and other Singapore districts, plus the published guide notes. If you do not agree, leave the Site.

1. About our services

The Site publishes personal guide notes about Singapore and provides information about private walking tours led by Marcus Tan. Content is for general information and trip planning. It is not a substitute for official travel advisories, immigration rules, or attraction operating schedules, which may change without notice.

Guide services are offered subject to availability, weather, and safety considerations. A walk is confirmed only after we agree dates, meeting point, group size, and fee by email. Nothing on the Site constitutes a binding booking until that confirmation is sent.

2. Permitted use of the Site

You may browse the Site, read guide notes, and contact us through the provided form for personal, non-commercial purposes. You may share links to our pages on social media provided you do not misrepresent our relationship or imply endorsement.

You must not:

• Copy, scrape, or republish substantial portions of guide notes for commercial reuse without written permission;
• Attempt to gain unauthorised access to our servers, contact form handler, or email systems;
• Introduce malware, automated bots, or excessive traffic that impairs Site performance;
• Use the Site to harass, defame, or submit unlawful content through the contact form;
• Misrepresent your identity or affiliation when enquiring about walks.

3. Intellectual property

Text, layout, photographs, and branding on the Site are owned by us or used under licence. Guide notes reflect personal research and experience. Short quotations with attribution and a link to the source page are acceptable. Systematic reproduction of the notes archive is not permitted.

Trademarks and names of third-party attractions, MRT stations, and businesses mentioned in our content belong to their respective owners. Reference is for descriptive purposes only.

4. Guide notes and accuracy

We strive to keep guide notes accurate and current. Hawker stalls close, opening hours shift, and construction alters walking routes. Published dates on notes indicate when content was last reviewed. You should verify critical details — especially opening times, admission fees, and MRT service changes — before travelling.

Opinions expressed in guide notes and reviews are personal. Food and neighbourhood recommendations reflect our taste and walking patterns; your experience may differ.

5. Booking and payment terms

When you book a private walk:

• Fees quoted by email are valid for the stated group size and duration;
• Transport, attraction tickets, and meals are excluded unless explicitly included in writing;
• Payment instructions are provided on confirmation. A walk is fully reserved when agreed deposit or full payment is received, as specified in that email;
• Cancellation by you with more than forty-eight hours' notice: full refund of any prepaid fee minus reasonable bank charges, or rescheduling by mutual agreement;
• Cancellation with less than forty-eight hours' notice: we may retain up to fifty percent of the agreed fee to cover reserved time;
• If we cancel due to illness or severe weather, we offer rescheduling or a full refund of amounts paid for the walk portion.

6. Participation and safety

Walks involve outdoor activity in tropical weather. You are responsible for wearing appropriate footwear, carrying water, and informing us in advance of mobility limitations or health concerns that affect pacing. We may decline or shorten a walk if we assess conditions unsafe — including haze, extreme heat advisories, or participant distress.

Children are welcome on family walks when accompanied by a responsible adult. We do not provide childcare or medical services. Participants must follow guide instructions near roads, water, and construction zones.

Photography for personal use is welcome during walks unless a venue explicitly restricts it. Commercial filming requires separate arrangement.

7. Third-party services

During walks we may pass commercial establishments, hawker centres, and ticketed attractions. Any purchase you make is directly between you and that vendor. We do not receive commissions unless explicitly disclosed at the time of recommendation.

The Site embeds Google Maps on the contact page. Your use of Google services is subject to Google's terms.

8. Disclaimer of warranties

The Site and guide services are provided "as is" and "as available" to the fullest extent permitted by law. We disclaim warranties of uninterrupted access, error-free content, and fitness for a particular purpose beyond the reasonable skill and care expected of a licensed guide.

9. Limitation of liability

To the maximum extent permitted by Singapore law, we are not liable for indirect, incidental, or consequential losses arising from use of the Site or participation in walks — including lost travel time, unused attraction tickets, or disappointment with third-party venues. Our aggregate liability for any claim relating to a confirmed walk is limited to the fee paid for that walk.

Nothing in these Terms excludes liability that cannot be excluded under applicable law.

10. Indemnity

You agree to indemnify us against claims arising from your misuse of the Site, violation of these Terms, or submission of unlawful material through the contact form, except to the extent caused by our negligence or wilful misconduct.

11. Privacy

Our collection and use of personal data is described in the Privacy Policy. By using the Site you acknowledge that policy.

12. Advertising and external links

We may display advertising on the Site in compliance with Google Ads policies. Ad content is served by third-party networks subject to their policies. Editorial guide notes are written independently and are not advertorial unless clearly labelled.

External links are provided for convenience. We do not control third-party sites and are not responsible for their content or practices.

Where advertising is shown, we aim to keep editorial content clearly separated from sponsored placements. We do not guarantee the accuracy of third-party offers displayed through ad networks.

13. User content

If you submit testimonials, photos, or suggestions for guide notes, you grant us a non-exclusive licence to use that material on the Site with attribution as agreed. You confirm you have the right to share the material and that it does not infringe others' rights.

14. Governing law and disputes

These Terms are governed by the laws of Singapore. Courts of Singapore have exclusive jurisdiction over disputes arising from or relating to the Site or guide services, without prejudice to mandatory consumer protections that may apply in your home country for certain transactions.

We prefer to resolve concerns informally first. Contact [email protected] with a clear description of the issue before commencing formal proceedings. Good-faith discussion often resolves scheduling misunderstandings or content corrections faster than formal dispute channels.

15. Changes

We may revise these Terms by posting an updated version on the Site. Continued use after the "Last updated" date constitutes acceptance of the revised Terms for Site usage. Confirmed walk bookings remain subject to the Terms in effect at confirmation unless we agree otherwise in writing.

Archived copies of prior Terms may be available on request for bookings disputed under earlier versions.

16. Severability

If any provision of these Terms is held invalid or unenforceable, the remaining provisions continue in full force. The invalid provision will be replaced with a valid one that closest reflects the original intent.
